Sierra Unlimited Construction was born of a desire to deliver the highest quality residential projects. After many years of experience in renovation, Jim recognized that the customary process was inherently flawed and cumbersome for both the client and the contractor. The burden was on the client to find a designer, source materials, find a contractor and pull it all together.
That problematic process is what fueled the vision for a more holistic, fully-connected approach designed to relieve the stress and uncertainty of major home renovations. We guide you through the design and selection process, so you’re not overwhelmed. We believe in listening first. Design is a process, not a product. We don’t push our vision on our clients, we help them realize theirs.
Knowing that the highest quality results come from controlling the entire process, Jim brought together his decades of construction experience with his own custom fabrication shop and in-house design. One-stop shop.

Jim Mariani
Jim is the founder and owner of Sierra Unlimited Construction, a leading design-build general contracting firm based in Buffalo, NY. A fifth-generation carpenter with deep Italian roots, Jim grew up in the trades, learning the craft from his father and tracing his family’s lineage of master carpenters back five generations. On his mother’s side, construction was just as present, his uncles all worked in the industry, and his great-grandfather was one of the ironworkers who helped build the historic Peace Bridge. By 18, Jim was already a seasoned craftsman.
Jim founded Sierra Unlimited Construction to bring a higher level of craftsmanship, detail, and personalization to the building process. The company is known for its high-end residential and commercial work, with a strong emphasis on custom solutions. At the heart of Sierra’s offerings is Arbor Craft Cabinetry, the company’s in-house cabinetry shop, where Jim and his team design and build cabinetry tailored to each client’s vision and space. The integration of design, build, and custom millwork under one roof allows Sierra Unlimited to deliver cohesive, high-quality results from start to finish.
Jim lives in Buffalo with his wife of 20 years, his high school sweetheart, and their three sons. When he's not on a job site or in the shop, you’ll likely find him snowboarding or road course racing.
JANET PABON
Janet is the Lead Designer at Sierra Unlimited Construction, bringing more than 15 years of experience in the construction industry, with a specialization in kitchen and bathroom design. A graduate of Villa Maria College with a BFA in Interior Design, Janet combines refined design expertise with a passion for guiding clients through every stage of the renovation process, from thoughtful space planning and curated product selection to strategic investment in quality and style.
Janet is known for crafting elegant, functional interiors that reflect the distinct character and lifestyle of each client. She carefully selects premium materials and finishes, ensuring every detail, from custom cabinetry to lighting and hardware is thoughtfully integrated to create harmonious, sophisticated spaces. Her approach balances timeless design principles with modern innovation, resulting in interiors that are both visually stunning and highly livable.
Committed to collaboration, Janet works closely with clients to transform their vision into reality, delivering personalized design solutions that elevate everyday living. Her work on luxury residential and boutique commercial projects has earned recognition within the design community.
When not designing exceptional spaces, Janet enjoys traveling and discovering new culinary experiences.
